How to estimate roofing cost

Start with the actual roof surface area rather than the home's floor area. Add a waste allowance for cuts and layout, then apply local material and labor rates.

total = roof area with waste × (material rate + labor rate) + other costs

What can change the final price?

Roof pitch, tear-off, decking repairs, flashing, valleys, number of stories, disposal, permits and material choice can all change a contractor quote. Use this calculator as a budgeting tool, then replace the sample rates with local numbers.

Example

For a 2,000 ft² roof with 10% waste, the priced area is 2,200 ft². At $3.50/ft² for materials and $3.00/ft² for labor, the starting estimate is $14,300 before other costs.

Roofing Cost Calculator FAQ

Is roof area the same as house square footage?

No. Roof slope, overhangs and layout can make roof surface area larger.

Does this include tear-off?

Only if you enter the expected tear-off or disposal amount under other costs.

Are the default rates national averages?

No. They are editable sample values, not a market quote. Enter local pricing.
