A 12 by 16 deck has 192 sq ft of surface area, but decking surface area alone does not specify the framing or railing package.
1. Measurements used in this example

2. Work the quantity before the price
Surface area is 192 sq ft. Deck-board quantity then depends on actual board width, gap and board orientation. Framing depends on span, joist spacing, beam design and local code.
